Housing benefit for homeowners in Frankfurt

Yes, owner-occupiers can receive housing benefit (Wohngeld) in Frankfurt as an owner subsidy (Lastenzuschuss). The burden from debt service and running costs takes the place of rent, capped by the maximum for Mietenstufe VI. Let property does not belong to it. Anyone who occupies the dwelling themselves and bears the burden can apply if the income fits.
A high burden in a city of level VI
Condominiums in Frankfurt – for example in Bornheim, at Riedberg or in Höchst – often cause a monthly burden from a loan, Hausgeld and property tax that exceeds a comparable rent. For the owner subsidy the same maximum for Mietenstufe VI applies as for tenants: 615 euros for one person, 745 euros for two, 887 euros for three. What lies above that stays uncounted.

What counts as a burden – and what does not
A burden is the cost of debt service and running the owner-occupied living space: interest and repayment on loans for purchase, construction or modernisation, property tax, management costs, maintenance in the form provided by law. The housing-benefit authority determines the burden in a burden calculation. If debt service alone already reaches the maximum, it can simplify the calculation.
Let parts, parking spaces as a rule and costs that go beyond living do not belong to it. Only anyone who occupies the living space themselves is entitled to an owner subsidy; a hereditary building right, a right of residence and a usufruct can stand equal. Which documents homeowners typically submit
The set includes a land-register extract, purchase contract or certificate of inheritance, floor-area calculation, loan agreements with current annual account statements, a property-tax notice and, for condominiums, the Hausgeld statement. The Housing Office (Amt für Wohnungswesen), Adickesallee 67–69, 60322 Frankfurt am Main, receives the application for an owner subsidy. The place of the owner-occupied dwelling is responsible.
Example: a two-person household with a burden above the maximum
Example for orientation, not a decision notice: two people occupy a condominium in Höchst. The housing-benefit burden from interest, repayment, Hausgeld and property tax is 830 euros. The maximum for level VI for two people is 745 euros. At most 745 euros therefore enter the calculation; 85 euros stay uncounted. Income consists of a statutory pension and a small occupational pension.
